Multi-Family or Single Family Bundles

Target Size 

Mid to Large sized properties purchased are targeted with a minimum of 16 units for our Equity Partnership Program. The larger the property the more cost efficiencies can be obtained.

 


Target Condition

End user ready is preferrable, however, many properties will likely need freshening e.g., carpet, paint, light repair, curb appeal landscaping. In some cases, a rehab project or remodel would meet the criteria or profitability if purchased at enough of a discount. 


Target Location

The location is of primary importance. Conveniently located near jobs, education, shopping, bus stops, light rail, and quick links to commuting by road are favored. Downtown Business District and suburbs are both acceptable. Target area is Portland Metropolitan area.


Target Financial Income

Property evaluated primarily on a 6-7% GRM and positive Cash Flow after repairs and taxes. It is difficult to find properties that meet this criteria without adding value through unrealized potential requiring investment in repairs, maintenance, management and reasonable financing rates.
